Mill Creek Square to Open Fall 2010

Construction is underway at High Real Estate Group's Mill Creek Square. The retail center is slated to open in fall 2010.

The approximately $40-million, 285,000-square-foot community shopping center is being developed on a 35-acre site situated along the established commercial corridor of Lincoln Highway East (U.S. Route 30). Mill Creek Square will be developed in two phases—Phase I is approximately 225,000 square feet and Phase II is approximately 60,000 square feet.

Ross Dress For Less is the latest retailer to join Mill Creek Square. Ross joins Kohl's; Bed, Bath & Beyond and Christmas Tree Shops as anchor tenants. The 285,000-square-foot shopping center, under construction along U.S. Route 30 in Lancaster, Pa. Mill Creek Square is High Real Estate Group's third major retail development following the openings of York Town Center in York, Pa., and High Pointe Commons in Harrisburg, Pa.

Phase I of Mill Creek Square is 84 percent leased and anchored by an 87,000-square-foot Kohl's, a 42,750-square-foot Bed, Bath & Beyond, a 34,500-square-foot Christmas Tree Shops and a 25,000-square-foot Ross Dress for Less. Negotiations are pending with a tenant and for the restaurant out parcel for Phase I, and with two major tenants for Phase II. The balance of the shopping center offers approximately 60,000 square feet of space for additional anchor tenants, small shops and restaurants and a bank out parcel or retail pod. Phase II is anticipated to open as early as May 2011.

Mill Creek Square is High Real Estate Group's third major retail project. The firm is co-developer (with CBL & Associates Properties, Inc.) of High Pointe Commons in Harrisburg, Pa. and York Town Center in York, Pa. High Associates Ltd. is the managing agent for Mill Creek Square. Additional High Real Estate Group affiliates Greenfield Architects Ltd. and High Construction Company are providing the project's design and construction.

The site for Mill Creek Square is situated along the established commercial corridor of Lincoln Highway East (U.S. Route 30) in East Lampeter Township, Lancaster County, Pennsylvania. The location was chosen because it will serve well the customer base within the region. Mill Creek Square will offer high-quality, value-oriented shopping to the community for the benefit of residents living in the Eastern portion of the County who want the convenience of closer-to-home shopping, and from a regional shopping perspective, the center will complement the outlet shopping experiences available in this area, as well as other national value oriented retailers who have wisely positioned themselves here.
